A boutique multifamily midrise in Hillcrest/Bankers Hill, San Diego, entitled through the Complete Communities Housing Solutions density bonus program. The 74-unit building pairs compact studios and one-bedrooms under 500 SF for affordability with a smaller number of larger units and penthouses above. The eight-level structure stacks five stories of wood-frame construction over a three-story concrete podium. A rooftop solar PV and battery system targets net-zero common-area electrical loads.

MDS_A led the project from pre-design through schematic design and design development, working through the building’s envelope strategy, unit mix, and amenity program — including a ground-floor lobby and amenity level, fitness and lounge spaces, and a roof deck with an outdoor kitchen and fireplace.
